Selling it yourself? Let us help.
Free, no-pressure advice for Connecticut homeowners selling without an agent. Take it and run with it on your own, or let us take it from here. Your call.
Free. No listing agreement. No obligation.
You can sell it yourself. Plenty of people do.
Nobody knows your home better than you do. The hard part usually isn't the house. It's everything around it: price, photos, reach and time.
Here is where most owners hit a wall, and none of it means you did something wrong.
Buyers decide in a scroll.
Most people meet your home as a thumbnail on a phone. Light, angles and a room that looks bigger than it feels are what earn the click.
Price comes from sold homes.
Asking prices and online estimates are guesses. What similar homes nearby actually closed for is the number buyers and appraisers trust.
Who sees it matters.
A sign and a listing page reach whoever happens to look. Reaching the right buyers, on the right platforms, takes tools most owners don't have.
The longer a listing sits,
the harder it gets.
That's what we've seen on the homes we're asked to help with. It's about the listing's age, not the quality of the house, and it can be fixed.
The Fresh Eyes Visit.
A free walk-through with one of our agents. We look at your home the way a buyer will, then hand you what we find. Keep it, use it, and we'll never chase you.
We walk the house.
Room by room: what to fix, what to move, and what to leave exactly as it is.
We check the numbers.

Questions owners ask us.
Can I sell my house without a realtor in Connecticut?
Yes. Connecticut homeowners can sell without an agent. You set the price, show the home and negotiate the offer. The parts that take the most time are pricing it right, getting enough buyers to see it, and the paperwork and closing. We're happy to help with any of them, for free.
What paperwork do I need to sell a house in Connecticut?
At minimum: a purchase contract, the state's Residential Property Condition Report (or a $500 credit to the buyer at closing), and a federal lead paint disclosure if the home was built before 1978. A real estate attorney typically reviews the contract and handles the closing. Ask your attorney to confirm what applies to your home.
Do I need a lawyer to sell my house myself in Connecticut?
Plan on one. Connecticut closings are handled by attorneys, and your buyer's lender will have one on their side. Hiring your own to review the contract and run the closing protects you.
How do I get a for-sale-by-owner home on the MLS?
Only licensed brokers can enter listings in the MLS. Without an agent, you can use a flat-fee listing service or work with a brokerage. It matters because most buyer's agents and major home search sites get their listings from the MLS.
How should I price my home when selling by owner?
Start with what similar homes near you actually sold for in the last few months. Not what they are asking, and not an online estimate. Then adjust for condition, updates and lot. We run those numbers for you during a free Fresh Eyes Visit.
Why hasn't my for-sale-by-owner home sold?
Usually it comes down to one or more of four things: the price is above where recent sales support it, the photos don't show the home at its best, too few buyers have seen it, or it has been online long enough to look stale. All four can be fixed. The first step is knowing which one it is.
My home has been listed for months. Is it too late?
No. After a few months, buyers start to scroll past a listing or wonder what's wrong with it, even when nothing is. A fresh launch with new photos, new marketing and a clear price strategy gives them a reason to look again. That is how it went at 44 Climax Rd in Simsbury.
What is the Fresh Eyes Visit?
A free walk-through with one of our agents. We look at the home, review recent sales and current competition, and give you a prep list and a pricing range. There is no listing agreement and no obligation. You keep everything we tell you, whether or not we ever work together.
Will you pressure me to list with you?
No. If the right answer is to keep selling on your own, we will say so and help you do it.
What does it cost to work with RYZE?
The visit is free. If you decide you want us to market your home, we go through our fee in plain numbers before you sign anything.
This page is general information, not legal advice. Check requirements for your home with a Connecticut real estate attorney.
