How It Works

Understanding the Data

Price Per Bedroom

Measures functional living value beyond square footage. A 2,000 sq ft home with 4 bedrooms delivers different value than one with 2 bedrooms at the same price per sq ft.

Overbidding Spread

The gap between asking price and sale price. Positive means homes sell above asking (strong demand). Negative means sellers are overpricing. One of the best real-time supply/demand indicators.

Listing Failure Rate

Tracks listings that were withdrawn, expired, or cancelled vs. total resolved. A rising failure rate signals overpricing or softening conditions. Low rate means a healthy market.

Data Source & Methodology

All data is sourced from SmartMLS, the multiple listing service covering Connecticut. Metrics are calculated from closed residential transactions (excluding rentals, commercial, and business sales). Data is pre-calculated monthly and may not reflect the very latest closings within the current month. Price and days-on-market charts use the monthly median rather than the mean, so a few unusually expensive or cheap sales don't distort a town's numbers, and are plotted as a 3-month rolling average to smooth out low-volume months. Listing volume is shown as raw monthly counts. All figures exclude records with missing or zero values for the relevant field.
